Project Description

Showcasing the latest technology innovations in data centre design, NEXTDC B2, 454 St Pauls Terrace, Fortitude Valley, is the new industry benchmark for security, performance, reliability and energy-efficiency, setting a new standard of what customers expect from their data centre.

NEXTDC B2 is Australia’s first data centre to achieve Uptime Institute Tier IV Certification for Design Documents and Constructed Facility. Showcasing complete fault tolerance and 100% up-time, B2 has been constructed to withstand individual equipment failures or distribution path interruptions and maintain IT operations.

Works involved the structural refurbishment of a 3-storey bank (plus 2 basements) and conversion into a 6MW data centre. This was done under a CM contract with fixed preliminaries. The building was completely stripped out to its structural elements, then reinforced to support the increased load of the data centre:

  • Existing concrete columns were strengthened with steel angles
  • Additional footings & columns were installed to both basement levels
  • Additional columns were added to basement levels B1 & B2 and levels 1-2
  • Existing floors were jacked up by locating pillow jacks under new columns.  The jack was to remove the deflection in the existing slabs and increase load bearing capacity
  • Once floor were jacked they were strengthened with carbon fibre strips
  • Sheer walls were installed for seismic resistance
  • Vertical carbon fibre strips were added to stair wells for seismic resistance
  • A new topping slab was poured on the roof to support an additional 2 levels of structure

Concurrently, front-of-house office areas and Data Hall 3 were being constructed and fitted. The data hall was fitted out with bus ducts for power and CRAC units for cooling. On the roof, 3 power strings were installed to power the building which include generators, rotary UPS, 11 KVA transformers and switch gear.  There was also the facility for 4 additional power strings associate with future additional data hall fitouts. On the plant deck 6 x cooling towers and associated services were installed to provide water to the CRAC units.  There is the ability to increase this to 26 cooling towers in the future.

FDC successfully delivered this project in conjunction with Greenbox Architecture, Aurecon, Omnii and McKenzie Group.
